Uliving Campinas

These Internal Regulations are intended to regulate the conduct and behavior of residents of the ULIVING Campinas project (or “Uliving”), located at Av. Albino JB de Oliveira, 1420 – Jardim José Martins, Campinas – SP, 13084-008 and establishes the rules of coexistence and relations between users and residents of the project, as well as application of fines in case of violation of these Regulations. At the end of this regulation, there is a table with a summary of the infractions, their classifications and amounts of applicable fines.

 

1.1. All residents, financial managers and external visitors are aware of the existence of these Regulations when signing their respective contracts, by which they undertake to read this document, available through the website https://www.uliving.com.br/regulamento-interno-campinas/, and be aware of all its terms, conditions and penalties, and the claim of ignorance of the STANDARDS that make up Uliving Campinas will not be accepted, under any justification;

1.2. The Administrator undertakes to include in the apartment lease contracts the obligation of residents, their dependents and visitors, to respect these Regulations;

1.3. All residents and their guests, whether permanent or temporary, must identify themselves at the Uliving reception before the start of their stay/visit. Failure to comply with this item results in a serious breach;

1.4. Residents must allow entry into their autonomous units, by the Administrator or its agent, whenever the Administrator deems it necessary, as long as they are notified 24 hours in advance, for inspection or carrying out work related to the general structure of the building, its safety, cleanliness and hygiene or soundness; Except in urgent/emergency situations, it may be notified within a shorter period of time. In cases that put life or infrastructure at risk, such as fire or floods, for example, the administrator is allowed to enter without prior authorization;

1.5. Any damaged part or device, which is common property, the administrator is responsible for repairing or replacing. Whenever due responsibility is determined, the resident(s) will be notified and charged for the damage caused. 

1.6. The resident who causes damage or material damage to other residents or third parties will be civilly liable for the action or omission;

1.7. It is up to all residents, visitors and employees to ensure compliance with the regulations, the material heritage of the building and the harmony of the environment and respect for everyone. If necessary, the right of employees to verbally and/or in writing warn the violator, subject to a fine and/or cancellation of the contract;

1.8. Harassment or discrimination based on race, color, religion, gender, sexual orientation, gender identity, nationality, age, presence of disability, pregnancy, genetic information, marital status, size or social status is strictly prohibited. Within the scope of this policy, harassment is defined as verbal, written or physical conduct that demeans or shows hostility, aversion or favoritism towards a person or their relatives, friends or associates because of their race, color, religion, gender , sexual orientation, gender identity, nationality, age, presence of disability, pregnancy, genetic information, marital status, size or social condition; Failure to comply with this item results in a very serious infraction;;

1.9. Any type of sexual harassment, which includes a range of subtle and non-subtle behaviors that may involve people of the same or different genders, is strictly prohibited. Depending on the circumstances, such behaviors may include unwanted sexual advances or requests for sexual favors; jokes or innuendo of a sexual nature; comments about a person's body, sexual attributes or sexual deficiencies; lewd glances, whistles or touches; insults, obscene comments or gestures; demonstration of sexually suggestive objects or images; and other physical, verbal or visual conduct of a sexual nature; The non-compliance this item results in a very serious infraction;

1.10. If there are different dates for the beginning and end of the contract, the administrator is authorized to access the apartment and rent the vacant room or bed, as well as carry out entry and exit inspections and any repairs.

1.11. The occupant's prior and express consent is established for the administrator to change rooms in case of vacancy, with maintenance or exchange of apartment or room being mandatory, at no cost to the occupant;

1.12. Payment must be made via bank slip issued by the Administrator, for residents and/or financially responsible people who have a CPF, if the customer does not have a CPF, they agree that payment will be via PayPal, with an increase of 7% (seven percent) ;

1.13. Check-in/check-out/inspection: The dates and times for these stages must be scheduled at least 72 hours in advance, which will take place during business hours Monday to Saturday (10am to 20pm). If this rule is not complied with, the administrator reserves the right not to carry out the procedures;

1.14. Check-in inspection: This will be carried out by the building administration before the resident enters. The resident will have 24 hours after receipt to point out any differences or observations. After this period, the resident implicitly agrees and fully accepts the report issued by the administrator

1.15. Accompanied check-out inspection: This can be carried out accompanied by the resident before check-out by prior arrangement with the Administration. If the inspection is carried out accompanied, the resident implicitly agrees and fully accepts the report issued by the administrator.

1.15.1. Unaccompanied check-out inspection: After the resident has actually checked out, the Administrator will carry out the inspection within 3 working days, the resident will have 1 calendar day to point out any discrepancies or observations. After this period, the resident implicitly agrees and fully accepts the report issued by the administrator and agrees with the amounts to be refunded or charged.

1.16. Cleaning fee: A fee of R$ 150,00 will be debited from the damage deposit amount for general cleaning of the apartment at check-out;

1.15. Uliving does not accept payments in national currency and international currency or via bank transfer. Payment via bank slip or PayPal (and other online payment platforms), including the fee provided for in item 1.14, are the only accepted means of payment;

1.16. Uliving does not accept payments in cash, Pix or via bank transfer, payment is made via bank slip or credit card, including the fee provided for in item 1.12 the only accepted payment method;

1.17. The total value of monthly charges (administration fee) is R$ 150,00 (one hundred and fifty reais), which already includes the value related to condominium, water, gas, IPTU and electricity, with exception the value of using the air conditioning (excluding the variable fee for the use of the air conditioning);

1.18. The air conditioning usage fee is not included in the monthly fee and will be charged separately. Each apartment and room has an individual meter, the amount related to usage will be charged on the monthly payment slip in the subsequent month. This fee may vary monthly if the resident does not want to use the air conditioning in their room, they can request that the air conditioning be turned off. device, not generating any charges for its use;

1.18.1. The amount related to air conditioning consumption in the common areas of the shared apartment (living room and pantry) will be charged proportionally between all residents of the apartment, regardless of use. It is up to residents to rationally divide the use of air conditioning in these spaces;

1.18.2. The amount relating to air conditioning consumption in the individual spaces of the apartment (room) will be charged individually to each resident;

1.19. No são Residents who are not 18 years old on the contract start date are accepted;

1.20. All items found on the unit's premises after the resident leaves will be sent and stored within a maximum period of 30 days – after this period the item will be discarded or sent for donation;

1.21. Pets: it is expressly prohibited to have pets on the building's premises, including within shared apartments. Failure to comply with this rule results in a very serious infraction.

2.1. Residents must collaborate with the security of the Enterprise, supervising and informing the presence of strange people in daily life, as well as in suspicious attitudes;

2.2. When any incident is registered within the Venture's premises, the lounge staff may call police support, if necessary, registering an Occurrence Bulletin (BO);

2.3. Regardless of the security measures adopted by Uliving's management and the equipment installed therein, at no time will the management be responsible for any cost related to security problems occurring in the apartment's premises;

2.4. Any and all irregularities that occur or are observed must be immediately reported to the lounge team;

2.5. It is expressly prohibited to grant access keys to third parties, this infringement being considered serious;

2.6. It is mandatory to keep the doors of the apartments closed at all times, and if this is not complied with, the administration is not responsible for any damage or theft;

2.7 Any manipulation of security systems is expressly prohibited, including, but not limited to, blocking, redirecting or turning off surveillance cameras. Any violation will be considered a very serious infraction;

2.8. It is expressly prohibited to remain in any common areas carrying a firearm or bladed weapon. It is the responsibility of the resident who carries or possesses a firearm to notify the unit manager of their presence in the room. Presentation of the Firearm Registration Certificate is mandatory and must be done within 48 hours after check-in. O resident is responsible for purchasing a safe for adequate storage of the item. Failure to comply with this rule is subject to immediate expulsion, without prior notice.

3.1. The concierge is open 24 hours a day, 7 days a week. Occasionally, the reception employee may be absent to answer calls, carry out inspections, make notifications, among other duties inherent to the daily operation of the building, and occasionally at these times, the building reception may be without this employee;

3.2. Pedestrian entry or exit to Uliving's premises will be through the main entrance on Av. Albino JB de Oliveira, 1420 – Jardim José Martins, Campinas – SP, 13084-008, independently through a biometric reader or reconhecimento facial or through opening the entrance door by an employee;

3.3. The resident must inform the lounge team, in advance via the Uliving app, which visitors will be authorized to enter the building. Residents must register visitors through the App, by registering and presenting a civil identification document with photo. The entry of a visitor without prior registration on the Uliving APP and registration at the building's Reception will result in a serious infraction. Visitors must register each time they visit.;

3.4. Access by any unauthorized person to Uliving's restricted use areas is prohibited. The resident and/or visitor who violates these Internal Regulations must leave and will not be able to enter the Development again; Failure to comply with this item results in a serious infraction.

 

4.1. The acquisition of a new key (apartment or room door), regardless of whether the fault is due to loss or not, the resident will be charged the amount of R$60 (sixty reais) in the subsequent month per key. Keys must be returned at the end of the rental period.

5.1. When receiving a visitor, the resident becomes jointly and severally responsible for all acts carried out by him/her, including costs for occasional damages caused;

5.2. Each resident may have 1 (one) visitor to spend the night with a limit of 10 (ten) nights per month, subject to the provisions of item 3.3. of this regulation. After this period, the resident will not be able to bring another visitor to stay overnight during the month. Failure to comply with this rule results in a very serious infraction;

5.3. Night stays are not cumulative and the same visitor cannot be registered as a visitor to another resident to enjoy another 10 (ten) night stays, this practice is considered a very serious infraction, and the visitor is subject to being prohibited from staying overnight in the building;

5.4. Each resident may receive a maximum of 2 (two) visitors at a time for a maximum period of 4 (four) hours in the building's common areas, respecting the maximum limits of simultaneous visitors in the building;

5.5. The total capacity of external visitors in the coworking area is 10 (ten) guests, this quantity includes all visitors for the day;

5.6. The total capacity of external visitors in the kitchen area is 10 (ten) guests, this quantity includes all visitors for the day;
5.7.
The total capacity of external visitors, including the apartments, is 40 (forty) guests, this quantity includes all visitors for the day;
5.8. Residents may not leave their visitors unattended in the common areas of the building. This infraction is considered average;
5.9.
The visit or accommodation of children or adolescents under 18 years of age will not be permitted without the presence or authorization of those responsible, as provided for in Art.250 of the ECA – Law No. 8.069 of July 13, 1990;

5.10. The administrator reserves the right to block access to external visitors who repeat non-compliance with the rules established in this regulation.

6.1. All correspondence and small packages destined for the apartments will be received by the lounge staff and delivered to residents in person. If the item is not picked up within 30 days, it will be sent to the lost and found.

6.2. Registered correspondence will only be delivered to the recipient upon signature of the receipt protocol;

6.3. The receipt of correspondence or orders by Uliving employees will not imply the admission of any responsibility or acceptance thereof, which will be the responsibility of the respective recipient;

6.4. Student relations are not authorized to keep under their custody, values ​​in any form (in cash, securities or checks) that belong to residents;

6.5. It is not allowed the entrance of couriers in the condominium dependencies;

6.6. When delivering delivery services, residents must go down to the lounge to meet the delivery person; In case of food and food left in the delivery box (Ifoodbox), the deadline for withdrawal will be 2 hours and after this period, the items will be discarded. The recurrence of this act will result in a light fine;

7.1. They may be used by all residents of the Enterprise, who are responsible for their preservation and order;

7.2. The TV room and Living Space are for the exclusive use of the residents, being limited to the use of a maximum of 2 (two) visitors per resident at a time, respecting the limit of guests inside the building, for a maximum period of 4 (four) hours, as provided for in item 5.4 of this regulation;

7.3. It is expressly prohibited to use machines, computers, telephones, available in the work environment of the Administrator's team;

7.4. The use of the printer must be requested from the administration and the cost of printing will be charged together with the next monthly fee;

7.5. The cleaning of shared bathrooms will follow the schedule provided for in the contract with the service provider;

7.6. The replacement of soap, paper towels and toilet paper in the bathrooms in the building's common areas is the responsibility of the Administration;

7.7. It is forbidden to climb on vases and sinks, being considered a medium infraction;

7.8. It is forbidden to throw toilet paper, condoms, pads and any other objects into the toilet, as they can cause blockages in the pipes. If the cause of the blockage is detected to be due to misuse, the person causing the damage will be responsible for maintenance costs;

7.9. Cleaning of shared bathrooms in the building's common areas will follow the constant schedule set out in the contract with the service provider;

8.1. The use of the coworking/study room will be free for residents, without a fixed position. This limitation may, however, be modified in the future for external use. If modified, the Administration will contact residents presenting the new usage model;

8.2. The use of closed study rooms must be reserved in advance on the Uliving App, with at least 24 hours of advance, being limited to use for a maximum of 2 hours; Exceptionally for reserved rooms, the resident may bring external guests, respecting the maximum occupancy of the room. Visitors cannot be left unaccompanied by the resident and are not authorized to visit other common areas of the building, in addition to the bathrooms and reception. Failure to comply with this rule results in a medium infraction;

8.3. The study room is intended for the exclusive use of residents and guests, respecting the limit on external guests provided for in items 3.3 and 5.4 of this regulation;

8.4. The resident who wishes to use the study room must respect the rules of silence, regardless of the time at which they use it;

8.5. The use of electronic equipment that may disturb other users is prohibited, provided that the cell phone must be in silent mode; Failure to comply with this rule results in a minor infraction;

8.6. It is expressly forbidden to go up and sit on study tables; Failure to comply with this rule results in a minor infraction;

8.7. Residents can listen to music or watch videos as long as they use headphones and the volume does not disturb other users;

8.8. The use of the TV inside the study room is exclusively for academic purposes, its use for other purposes being prohibited (films, video games, etc.); Failure to comply with this rule results in a minor infraction;

8.9. The consumption of food (except coffee and non-alcoholic drinks, in closed containers) and alcoholic drinks inside the study room is prohibited. Failure to comply with this rule results in a minor infraction.

9.1. The entry of external guests is subject to prior authorization from the administration;

9.2. TheThe times for using the external areas are:

  1. a) Grandstand and Patio: every day 24 hours a day;
  2. b) Barbecue: every day from 8am to 22pm;

9.3.  The use of sound in external areas must respect neighbors and residents in accordance with Art. 42 of the LCP – Decree Law 3.688 of 1941, whose noise limits are established after 22pm;

9.4.  The consumption of alcoholic beverages is prohibited for those under 18 (eighteen) years of age (Art.243 ECA Law No. 8.069 of July 13, 1990) and its consumption for those over 18 (eighteen) years of age on the patio and external areas must be moderate, with excessive consumption being considered a serious infraction subject to fines and warnings; Residents are responsible for supervising the drinking of their respective visitors;

9.5. The Administration reserves the right to use the external areas of the Grandstand, Patio and Barbecue for holding internal or external events. Residents will be notified at least 24 (twenty-four hours in advance);

9.6. The transfer of use of the barbecue is subject to prior reservation via the Uliving APP, subject to a fee of R$ 180,00 to be charged in the subsequent month. The request will be formalized by signing a liability waiver and at least 2 (two) days before the intended date for the event. The administrator will provide all the information necessary to carry out the event, as well as providing utensils that must be used in the barbecue facilities and must be in perfect condition;

9.7. The transfer and/or use of the barbecue for private celebrations by condominium owners is prohibited on the following dates: Christmas Eve (24/12) and Christmas Day (25/12), New Year's Eve (31/12 and 01/01);

9.8. The barbecue may be requested by residents of Uliving to promote small social activities, parties, receptions or birthdays, and the transfer of the barbecue to third parties or for political or party, religious, commercial activities and games considered gambling by the relevant legislation is prohibited. ; Only 10 people are allowed to circulate at the Barbecue, including external visitors;

9.9. The resident who has a reservation to use the barbecue, with due scheduling, will have the exclusive right to use the specific barbecue utensils, included in the checklist to be checked at the time of delivery;

9.10. Reservation of the barbecue, however, does not guarantee exclusivity of the space for resident use. During the period of use, the barbecue will be under the responsibility of its users;

9.11. Drilling into ceilings and walls of the barbecue area to attach decorative arrangements will not be permitted, with any repairs for any damage being the responsibility of the offending residents;

9.12. At the end of the assignment of use, the resident, together with a member of the Uliving team, will check the facilities and equipment in the areas used. In the event of any damage caused during the event, the damage caused to Uliving will be evaluated, for the purpose of reimbursement by the requester, it will be done through the collection of prices between firms, qualified to perform the repair or replacement services of the facilities and utensils;

9.13. Refusal to pay for the reimbursement of expenses incurred in repairing the damage caused will result in, in addition to the incidence of monetary correction, an increase of 20% (twenty percent) in the amount of damage determined and the judicial collection of the debt, with the payment of costs. and legal fees, as well as the loss of the right to requisition the barbecue until obligations are fulfilled;

9.14. The requester will assume, for all legal purposes, responsibility for maintaining respect and good standards of conduct and social coexistence during the activities, committing to repress abuses and excesses and to remove people whose presence is considered inconvenient;

9.15. The defaulting resident will not be able to reserve the barbecue areas;

9.16. It is prohibited to practice sports and activities in the Patio, that contain throwing objects (such as balls, shuttlecocks and others), subject to a serious fine;

9.17. Smoking (cigarettes, tobacco, cigars, hookahs, etc. or any other type of similar substance) is prohibited on the Patio and Barbecue, and this infraction is considered serious; Smoking is only permitted in the Grandstand, where the ashtrays are located. Butts must be disposed of in appropriate places. Failure to comply with this rule results in a serious infraction.

9.18. There is no obligation to offer special vacancies for the elderly or people with special needs;

9.19. The use of the garage is subject to contracting the service, worth R$ 250,00/month for vehicles and motorcycles;

9.20. The space is intended to store only one car, which must be registered with the unit's team;

9.21. Spaces will not be demarcated, and it is up to users to respect the limits of use of their respective spaces;

9.22. The vacancy cannot be rented, sold or used by anyone other than the resident contracting the service; Failure to comply with this rule entails a serious infraction;

9.23. It is not allowed to use the garage to store furniture, utensils or objects in general; Failure to comply with this rule results in a minor infraction;

11.1. All residents are responsible for identifying their food inside the refrigerators and using only their own food and products; Failure to comply with this rule entails a medium infraction;

11.2. All residents are responsible for their utensils and also for keeping their food properly stored in sealed packages or suitable containers, thus preventing cabinets and/or refrigerators from smelling and/or attracting vectors (insects and/or rodents);

11.3. All residents are responsible for keeping their food stored within the expiration date. In order to maintain hygiene, avoid possible contamination and bad smell, the Administrator reserves the right to carry out a fortnightly inspection of the refrigerators and discard improperly stored products, without identification or out of date. It is important that you buy only the products necessary for next week's consumption, avoiding an overload of products in the refrigerators and taking up space for other residents;

11.4. All residents are responsible for washing, drying all dishes and cleaning utensils after use, keeping them in their proper place. It is expressly forbidden to leave dirty dishes in the sink, on tables or countertops; Failure to comply with this rule entails a medium infraction;

11.5. All residents are responsible for keeping the food preparation and cooking area clean and organized; Failure to comply with this rule results in a minor infraction;

11.6. All residents are responsible for cleaning their dining area after use; Failure to comply with this rule results in a minor infraction;

11.7. Before leaving the kitchen, check that the stove, air conditioning, appliances and television are properly turned off;

11.8. All residents must dispose of the oil properly at the collection point;

11.9. The shared kitchen is a place for preparing and consuming meals, and any type of party or event is prohibited without prior and express authorization from the Administrator; Failure to comply with this rule results in a medium infraction. Uliving recommends using the shared kitchen for residents who do not have a pantry area inside the apartment;

11.10. The consumption of alcoholic beverages is prohibited for minors under 18 (eighteen) years of age (Art.243 ECA Law No. 8.069 of July 13, 1990) and its consumption by persons over 18 (eighteen) years of age in the shared kitchen must be moderate, and its excessive consumption considered a serious infraction subject to a fine and warning, in addition to being communicated to parents;

11.11. The Administrator may use the shared kitchen to hold internal events; 

11.12. It is forbidden to remove utensils, equipment or products of common use from inside the communal kitchen area. Failure to comply with this rule entails a minor infraction in addition to the identified resident having to replace the item that was lost;

11.13. Each resident is responsible for taking care of their kitchen utensils stored or left in pantries or shared kitchens. The administrator is not responsible for personal items left in common areas.

11.1. No type of party or event will be permitted in the common areas of the Development and Apartments other than those scheduled or authorized by the Administrator. In case of non-compliance, it will be considered a serious infraction and the resident will receive a warning, in addition to being responsible for paying any compensation for losses and damages caused;

11.2. Events promoted by the administrator may have associated charges, both for residents and external visitors;

11.3. Events promoted by the administrator may or may not allow the participation of external guests. Residents will be notified of the condition in advance. In case of non-compliance, it will be considered a minor infraction.

11.4. The Administrator is not responsible for any losses that may occur on the part of residents and/or visitors;

12.1. AND any type of intervention (e.g. placing pictures on the wall) in the apartments is expressly prohibited;

12.2. It is expressly prohibited to remove any item from the Apartments (mattress, bed, TV, controls, etc.) or change the standard layout. Prior notice will be required if the resident wants to include any furniture. Furniture that requires third-party assembly will not be permitted;

12.3. The resident is responsible for making sure when leaving their apartment that the lights, taps, shower, air conditioning, TV, among others, are properly turned off;

12.4. Residents are responsible for keeping cupboards/wardrobes organized, ensuring that they are in perfect condition and that they are hygienic internally and externally. Failure to comply with this item results in a medium infraction;

12.5. Any damage caused to the apartment and/or room, which is not included in the maintenance list, see section 18 (Inspection and Maintenance) of this regulation will be charged separately;

12.6. It is expressly prohibited to use the iron and electric treadmill in the Apartment, the Administrator will make the item available for use in the Laundry Room. If we identify it, it will result in a minor infraction;

12.7. For safety reasons, it is strictly prohibited to connect heaters or any other high-power electrical equipment, in particular the installation of a cooktop, microwave or airfryer in apartments that do not have these items, as the electrical infrastructure does not provide for this equipment, which could cause electrical overload and fire; Failure to comply with this item results in a medium infraction;

12.6. It is expressly prohibited to use the iron and electric treadmill in the Apartment, the Administrator will make the item available for use in the Laundry Room. If we identify it, it will result in a minor infraction;

12.7. For safety reasons, it is strictly prohibited to connect heaters or any other high-power electrical equipment, in particular the installation of a cooktop, microwave or airfryer in apartments that do not have these items, as the electrical infrastructure does not provide for this equipment, which could cause electrical overload and fire; Failure to comply with this item results in a medium infraction;

12.8. Cost of labor and parts for installing a television in the room: The support will be added as an improvement to the room, the Administrator provides the supports that are approved for each type of wall on which they will be installed), the cost for installation is R$ 200,00, subject to change without prior notice;

12.9. If the resident causes any damage to the Common Areas, the Apartment or third parties, the Administrator may do so.carry out the repair and send the charge to the responsible resident;

12.10. The resident must take care of equipment and furniture in order to maintain the order, cleanliness and perfect condition of the entire Enterprise;

12.11. The resident must keep bathroom drains and sinks clean to avoid possible blockages;

12.12. It is strictly forbidden to throw toilet paper, absorbent pads or any other object into the toilet bowls, as they can cause blockages in the pipes. If the cause of the blockage is detected to be due to misuse, the person causing the damage will be responsible for maintenance costs;

13.1. It is the responsibility of the Enterprise's administration to provide cleaning services for common areas, at times and under conditions that allow for the good order and appearance of the Enterprise;

13.2. Garbage collection from the apartments is carried out by the residents themselves and must be deposited daily in the largest bin, and its location must be consulted in the lounge. If the accumulation of rubbish inside the apartment is identified, it will result in a minor infraction;

13.3. Bins must remain completely closed. If the limit is exceeded and it is not possible to close it, the resident must notify the unit's team;

13.4. TheResidents of shared apartments are responsible for the cleanliness and hygiene of the apartment. The hiring of additional cleaning service can be done by the resident(s), preferably with the Administrator's partner service provider;

13.5. On the date scheduled for cleaning the apartments, the resident cannot be present;

13.6.The resident is responsible for cleaning their bed/bath linen, and their use is mandatory in order to guarantee the cleanliness and hygiene of the mattress;

13.7. The resident(s) must keep the apartment in good clean and hygienic conditions, being responsible for removing garbage produced in plastic bags and storing it correctly in the trash bin; It is prohibited to store or throw trash in the hallways. If any resident or employee identifies and reports non-compliance with this item, it may result in a minor infraction;

14.1. The loading and unloading times are:

a) Monday to Friday – 8am to 18pm

b) Saturday – from 8am to 12pm;

c) Sundays and holidays – Cannot be done, unless previously authorized by the Administrator;

14.2. Loading and unloading of materials must be carried out by professionals hired by residents, using the access areas designated for this purpose, with prior authorization obtained from the Lounge;

14.3. Any event and/or damage arising from this transport, which causes the need for repairs or cleaning of the common areas of the Project, will be the responsibility of the resident;

14.4. The storage of materials of any nature in shared/common areas of the Project will not be permitted.

15.1. The wireless connection is provided free of charge by the administrator. Internet speed may vary depending on the connection and provider. Each resident can use up to 5 devices (laptop, desktop, Smart TV, tablet and smartphone);

15.2. To release devices such as game consoles (Xbox, Playstation or Alexa), consult the Administration;

15.3. The Administrator may establish internet consumption franchises at any time;

15.4. The link is subject to variation in speed and drops and the project has only one, with no redundancy. This link is the responsibility of an external provider for which the administrator is not responsible for maintaining;

19.1. The laundry can be used through an electronic application. Payment will be made directly on the laundry provider's application;

19.2. There is space in the laundry available for ironing clothes, and the use of an iron inside the apartments is prohibited;

19.3. Any failure or breakage of the equipment must be immediately informed to the administration, which will verify the incident and take steps to regularize and repair the equipment;

19.4. The use of the laundry by people other than residents is prohibited;

19.5. Do not leave and/or store any piece of clothing, buckets, basins and products in the laundry room;

19.6. Parts that CANNOT be machine washed:

  1. (a) woolen blankets; blankets in general;
  2. b) Clothes with animal hair; Floor cloth;
  3. c) Sneakers, shoes and the like;
  4. d) Carpets; and other pieces, whose common sense so determines;

19.7. There is additional information posted by the Administrator, containing guidance from manufacturers on the use of machines, with the resident being responsible for damages caused to the equipment due to non-observance of the information, in addition to causing a medium infraction;

19.8. Any damage caused to property washed by the resident will not be the responsibility of the Administrator;

19.9. It is forbidden to touch the power panels and electrical and/or hydraulic installations; Failure to comply with this rule entails a serious infraction;

19.10. Residents are responsible for removing their clothes after the end of each washing and/or drying cycle, leaving clothes inside the dryer and washing machine, may result in a minor infraction (R$100,00). If clothes are left in the laundry for more than 24 hours, they will be sent to the lost and found department. The Administrator has no responsibility in case of loss of parts.

20.1. For residents in V3. of the contract: The apartment's electricity bill is not included: Energy for the individual of each apartment (for the shared ones the value will be divided equally between the residents of the apartment) and with the collective use in the common and private areas, it will be prorated between all residents (lights, sockets, coworking, swimming pool, common bathrooms, kitchen, elevators). The amount will be issued together with the monthly payment slip in the following month and may vary monthly according to the individual use of the apartment and the apportionment of the building;

20.2. For residents in V4 and V5. of the contract: The apartment's electricity bill is associated with the condominium administration fee in the amount of R$150 (one hundred and fifty). This charge is mentioned in field 28 of the Rental/Accommodation contract. Energy for the individual use of each apartment's air conditioning (for shared apartments, the value will be divided equally between the apartment's residents). The amount will be issued together with the monthly payment slip in the subsequent month and may vary monthly depending on the use of the apartment's air conditioning;   

20.3. The amount of air conditioning use is not included in the monthly fee and will be charged separately: According to the individual use of air conditioning, each apartment has an individual meter that calculates the use and the amount will be issued together with the monthly payment slip in the subsequent month. This fee may vary monthly according to the use of the resident, if you do not want to use the air conditioning, you can request the device to be turned off, not generating any charge for its use;

18.1. The building administration is responsible for the operation and maintenance of the installed systems and their distribution networks described below, in the common areas of the building and apartments;

18.3. Hydraulic System – composed of the potable water network and fire hydrants, sewage network and rainwater collection network;

18.5. Fire Fighting and Prevention System – all prevention and fighting equipment and installations in common areas, pressurization pumps and control panels;

c) Replacement of light bulbs;

d) Repair of doors and windows;

e) Repair of equipment (fridge, tv, cooktop, microwave, air conditioning);

f) Maintenance of the hydraulic system (taps and valves, siphons and other connections, drains and valves);

18.7. Any damage caused that does not fit the maintenance list above or that is caused by misuse will be borne by the resident;

22.1. All residents undertake to pay the damage deposit up to 2 (two) business days before the scheduled check-in date;

22.2. The damage deposit serves exclusively to cover any costs of damage to the property at the end of the lease;

22.3. A fee of R$ 150,00 will be debited from the amount of the damage deposit, referring to the general cleaning and hygiene of the apartment, at the time of check-out. In Studios with pets, the amount of BRL 250,00 will be charged;

22.4. After the end of the contract, in addition to the cleaning fee, a fee of R$150,00 will be charged for replacing the mattress cover, regardless of damage or lack of adequate cleaning. This fee will be deducted directly from the damage deposit, as established in the contract conditions;

22.5. Damage deposit amounts for all types (Individual and Premium): R$1500;

22.6. The BRL 500 booking fee is used to reserve your apartment on the Uliving website and covers all contract costs, credit analysis and documentation, necessary for all new residents;

22.7. The amount of the fee does not serve as an advance on the monthly fee, therefore, the amount cannot be deducted from the monthly fee;

23.1. Residents may request to change apartments at any time at Reception, according to the criteria for each contract, namely:

1) 12-month contracts: It can be carried out from 30 days from the date of check-in to the unit and a new exchange can only be made after 6 months;

23.2. The resident must be in compliance with all payments;

23.3. At Uliving's discretion, the resident may submit documents for analysis;

23.4. The resident undertakes to pay for the cleaning of the studio they are leaving and to pay for any damages up to 2 (two) business days before checking in at the new studio;

23.5. Payment must be made through a bank slip issued by the Administrator. If payment is made via credit/debit card, there will be an increase of 7% (seven percent);

23.6. In addition to charging for any damages, a fee of R$ 150,00 will be charged for general cleaning and hygiene of the apartment.

23.7. Special conditions and discounts are not cumulative and/or transferable;

23.8. The resident must make the request at least 15 (fifteen) business days before the desired date to change the Unit;

23.9. The resident will only be able to move to the new Studio after signing the amendment to the contract;

23.10. The resident may request a Unit exchange at any time on the Uliving website;

23.11. The resident must be in compliance with all payments;

23.12. At Uliving's discretion, the resident may submit documents for analysis;

23.13. Special conditions and discounts are not cumulative and/or transferable;

23.14. The resident must make the request at least 7 (seven) business days before the desired date to change the Unit;

23.15. No termination fee or prior notice will be charged for changing a Unit approved by Uliving, upon signature of a new lease agreement;

23.16. The amount of the damage deposit will be refunded upon completion of the contract, with the due discounts and within the period established in the contract, and for the exchange, a new charge for the damage deposit will be made on the new Unit, which must be paid before the new check-in ;

23.17. Residents can only change apartments (Upgrade/Downgrade) within 60 (sixty) days of the contract termination date. For residents who are in the “prior notice” period, the exchange will not be allowed;

23.18. The exchange of units will only be allowed on the 01st of each month; The resident who wishes to request an upgrade/downgrade of an apartment must respect the deadlines determined by the coordination of the building; 

24.1. Place objects on windows or in places that are visible from the outside or where they are exposed to the risk of falling. Failure to comply with this rule results in a minor infraction;

24.2. Leaning or sitting on the windowsill;

24.3. Launch any objects or liquids on public roads, areas or internal courtyards; Failure to comply with this rule entails a medium infraction;

25.4. Placing, without the prior authorization of the administration, in the common parts of the condominium, any objects and/or equipment, of whatever nature; Failure to comply with this rule results in a minor infraction;

24.5. Keep or store in private areas devices or materials that pose a danger to the safety of the resident or annoyance to other residents; Failure to comply with this rule entails a medium infraction;

24.6. Throw garbage in an inappropriate place (including through windows); Failure to comply with this rule results in a minor infraction;

24.7. Having and using an object, incense, candles, installation, material, device or substance that is toxic, flammable, odorous, likely to affect the health of other guests; Failure to comply with this rule entails a medium infraction;

24.8. As stipulated by Law 11.343/2006, the acquisition, possession, transport, manufacture and/or cultivation of drugs for personal use are characterized as criminal offenses. Additionally, the consumption of substances considered illegal in shared spaces or within residential units is prohibited and considered a very serious violation of the rules, which may result in immediate expulsion, without prior notice;

24.9. Producing sounds or noises of any nature that may disturb the residents and neighbors of the Building. Residents are required to remain silent every day of the week from 22:00 pm to 08:00 am; Failure to comply with this rule results in a minor infraction;

24.10. Cause crowding, clamor, racket, turmoil or excessively noisy gathering in any part of the building; Failure to comply with this rule entails a medium infraction;

24.11. Smoking (cigarette, tobacco, cigar, hookah, etc. or any other type of similar substance) inside the apartments or in the common areas of the Resort, this infraction being considered serious; Smoking is allowed only in uncovered outdoor areas, where ashtrays are located; Failure to comply with this rule results in a minor infraction;

24.12 Smoking e-cigarettes, vapes, or similar in any covered indoor area. Failure to comply with this rule entails a serious infraction;

24.13. Grant access keys to strangers, this infraction being considered serious;

24.14. Circulate shirtless and/or with underwear through the corridors and common areas; Failure to comply with this rule results in a minor infraction;

24.15. Assign and/or rent in any way an apartment/bed to any person; Failure to comply with this rule entails a very serious infraction;

24.16. Have a meal in the coworking and study rooms; Failure to comply with this rule results in a minor infraction;

24.17. Access to any Administrator service area. Failure to comply will result in a serious breach;

24.18. Using a laptop, cell phone or any other administration equipment without prior authorization. Failure to comply with this rule entails a serious infraction;

24.19. The practice of sexual intercourse and pornography in the common areas of Uliving, being a very serious infraction;

24.20. Any type of act that poses a high risk to your life or other residents is prohibited, such as sitting on the windowsill or rooftop wall. Failure to comply with this rule entails a very serious infraction;

24.21. Any verbal or physical aggression against any resident or employee of the building is prohibited. Failure to comply with this rule entails a very serious infraction;

24.22. It is forbidden to climb on toilets or sinks. Failure to comply with this rule entails a medium infraction;

24.23. It is forbidden to practice sports and activities on the Rooftop that contain throwing objects (such as ball, shuttlecock and others), subject to a serious fine;

25.1. The fines will be of the following nature:

  1. a) light;
  2. b) Average;
  3. c) Record;
  4. d) very serious;

25.2. With the exception of violations of the conduct already established by this Regulation, the administrator will analyze case by case to define the framework of the violation committed and the respective penalty. The recurrence of the practice of the infraction will lead to the framing of the penalty of a nature immediately superior to the one previously applied and the period considered will be 1 (one) month, counted from the application of the last identical penalty, even if in the form of a warning; Any and all serious and/or extremely serious fines may be assessed by Uliving's Disciplinary Committee, made up of 5 people, who will decide on the applicable penalties, among them, in addition to the fine, immediate contractual termination;

25.3. All fines, regardless of their severity, will be notified in writing for each resident to sign and control; 

25.4. The amounts of fines are shown in the table below, and a summary of all fines is found at the end of this regulation;

26.4. The first infraction considered light or medium will be subject to notification. In case of recurrence, the amounts of the fines will be applied;
